Virtual Tour for an Apartment: How It Works and How to Do It Right

A practical guide to apartment virtual tours — 360° photography versus render-based tours, how production runs, and how to embed a tour in your site and campaigns.

A virtual tour lets a buyer walk an apartment from a phone or desktop, at any hour, from anywhere. For an existing home it filters enquiries and saves pointless viewings; for a home not yet built it is the only way to give a real sense of space before handover.

Two ways to produce one. The first is 360° photography in an existing property: a panoramic camera captures key points, and those points are linked into a navigable tour. The second is a render-based tour: when the apartment does not exist yet, a 3D model is built, materials and lighting are added, and a 360° tour or full VR experience is produced from it.

What a good tour includes: clear navigation between rooms, eye-level viewpoints, image quality good enough to judge finishes, fast loading on mobile, and an information layer — hotspots about materials, a floor plan, or a contact action inside the tour itself.

A typical process: brief and scheduling, capture or model build, processing and linking of points, adding the information and branding layer, then embedding on the site and testing on mobile. In an existing property this is quick; for a render-based tour the timeline follows the model scope and level of detail.

Where to use the tour. On the project or listing page as a primary element, not a buried link; in paid campaigns as a 'Walk the apartment' button instead of 'Learn more'; in email; and in the sales office itself, where the headset version delivers the strongest experience.

Common mistakes: a tour that loads slowly and loses mobile visitors, awkward jumps between points, inconsistent lighting between rooms, and no call to action inside the tour. Also worth remembering: a tour does not replace a photo gallery — they complement each other.

What to measure: tour opens, average time inside, most-viewed rooms or units, and tour-to-enquiry conversion. Those numbers show which homes attract attention and where the presentation needs work.
